Idaho Private Time Frames


Step 1: Notice
  • Commercial: No Requirement
  • Residential: General Contractor provide “homeowner” a written Residential Disclosure statement before entering into any contract exceeding $2,000.

Step 2: Lien
  • File: Within 90 days of last furnishing labor, material or service.
  • Serve Owner: Within 5 business days of filing lien. 

Step 3: Foreclosure
  • Within 6 months from the date of the recorded lien.
  • Because of state law considerations suit should be commenced within 5 months of lien.
